We want planned development for green Delhi: NBCC CMD Anoop Kumar Mittal

Redevelopment of 7 Colonies to increase green spread from about 14 per cent to near 55 per cent with zero discharge in sustainable manner

Navratna Central Public Sector Undertaking NBCC (India) Limited today said proposed redevelopment of seven colonies will give a green facelift to Delhi with tree cover to grow up by about four times to near 55 per cent with focus on zero waste discharge, organized parking, no load on ground water and effective metro connectivity.

"Utmost care is being taken to protect the environment while redeveloping General Pool Residential Accommodation (GPRA) colonies in the national capital to utilise existing land resources in the most efficient manner and meet the growing demand for built-up space. Our vision is to develop Delhi in the most planned and sustainable manner and ensure apart from these colonies, sewage treatment services are also provided in neighbouring colonies," NBCC CMD Anoop Kumar Mittal said at a Press Conference.

"Permissions have been obtained from Delhi government and other authorities for cutting about 3,748 trees for redeveloping Nauroji Nagar and Netaji Nagar, where we will plant 10,000 trees apart from paying for green coverage. Plans are being finalized for other colonies. Our redevelopment model is at display at New Moti Bagh, where green coverage is about 65 per cent compared to barren land we acquired, and East Kidwai Nagar, where there are no tube wells and ground water usage now," he said.

"While redeveloping the colonies, special care and attention is being given towards retaining maximum number of existing trees and incorporating them in a large cluster as an integral part of landscaping design scheme," Dr Mittal said.

Underscoring the need for redevelopment, he said that several decade old colonies had hundreds of unserviceable and unlivable units out of a total of 12,970 flats as of now and the same would be transformed into the most modern colonies with 25,667 units having an extensive green cover, sewage treatment plants, organized parking and other amenities and wondered if the development of big colonies like Vasant Kunj or South Extension or likes of it has come at any cost ?

NBCC, a Navratna CPSE under the Ministry of Housing and Urban Affairs (MoHUA), had completed the redevelopment work at New Moti Bagh in 2012. Since then, 4,722 trees of 64 varieties have been planted, including 896 fruit-bearing trees. "This year alone, 2,000 trees more trees are being planted," he said adding that permission was given to cut only 62 trees here.

Besides, 5.5 lakh litres of sewage is treated per day and only treated water is being used for horticulture/landscaping and use in bungalows for flushing. Surplus water is supplied to NDMC for greenery of surrounding areas. No water extraction is done in the complex to maintain the water table which has risen several meters since then.

In East Kidwai Nagar, NBCC saved more than 30 per cent of full-grown trees during construction in 2014 and planted 2,700 trees at different points. About 3,000 to 4,000 trees will be planted this year. While NBCC will plant a total of 8,165 trees at East Kidwai Nagar, the Forest Department will plant another 9,480 trees at other locations to maintain the ecological balance. "Significantly, the green area will be increased to 44 per cent compared to 23 per cent before redevelopment with horizontal constructions," said Dr Mittal. Here permission was given to cut a total of 1852 trees.

"Are these colonies environmental damaging or protecting? Please have a tour of these colonies and compare these with other areas developed by others," he said.

The average girth size of trees planted in East Kidwai Nagar is 10 to 15 cm and the species are Gulmohar, Mango, Champa, Jack Fruit and Ashoka. More varieties will be included to help reduce pollution and make the complex more green and beautiful.

At the same time, 30 lakh litre of water will be treated per day with zero discharge in sewerage system. This water will be used for toilets by providing duel plumbing, horticulture, HVAC, washing, etc.

With the design of multi-storied residential and commercial blocks, the effective ground coverage has drastically reduced, enabling more space for the green area. Compensatory plantation of trees is being carried out in a ratio of 1:10: that is 10 trees are being planted against the loss of 1 tree, he said. NBCC has paid Rs 23 crore to forest department for planting of saplings in lieu of the two projects.

"With utmost care and respect towards our natural environment all measures are being taken in the planning and designing of these colonies to construct Green Projects with GRIHA certification," said Dr Mittal. "As such, green cover and sustainability of environment will be ensured while redevelopment of these colonies."

"With sustainable transportation and road connectivity to Metro stations, NBCC will ensure that all recycled water is used for horticulture and other similar purposes. The city should move towards sewage treatment plants (STPs) in a major way over the next 10 years," said Dr Mittal.

The CPWD has been assigned to redevelop GPRA colonies in Mohammadpur, Sriniwaspuri, Kasturba Nagar and Tyagaraj Nagar.

NBCC ties up with BOLIX of Poland for adoption of Energy Efficient Etics Solutions Technology

NBCC (India) Ltd. and Bolix, SA of Poland have today, signed a Memorandum of Business Exploration (MOBE) for jointly promoting, developing and adopting External Thermal Insulation and Composite Systems (ETICS) Solutions Technology in construction of highly energy efficient green/smart buildings in India. ETICS Technology is a robust and long lasting building energy performance solution developed to current standards over the last 40 years. It has proven to be highly cost effective, safe for inhabitants living in insulated houses and hugely beneficial for the environment. This technology is already in use in a big way in European countries and the experience suggests that offices, hospitals, hotels, schools etc. built in those countries by using this technology has substantially contributed towards reduction in energy consumption and carbon emission both in cold and hot climatic conditions. ETICS Technology conforms to a set of globally acknowledged standards which also take into account the procedures and installation techniques related with application. These standards were historically established in Europe and now being taken to all parts of the globe.

The system contains components including the basic insulation material (EPS- Expanded Polystyrene Foam or Mineral Wool), layers of adhesive, mechanical fasteners, a reinforced layer with fibre glass mesh, reinforcements and accessories, primers and plasters. Addition of the system to the wall of a structure can create a major impact towards reducing the amount of electricity needed for cooling/heating the interior of the building.

The benefits of using ETICS solution include the following:

  • Electricity consumption reduction (even up to 35% in moderate climates) for cooling/ heating
  • Environment protection effect due to the reduction of CO2 emission and other pollutants arising out of the generation of electricity in thermal power plants/diesel generating sets
  • Improvement of the aesthetics of the building façadeg
  • Generous Car Parking preferably in basements
  • Increased comfort, improved microclimate.
  • Extended life of the building and increased weather resistance.
  • ETICS installations typically do not need any cement plastering before application of the installation envelope so this cost too can be saved.
  • Where the source of electricity is diesel generating sets this also implies savings of foreign exchange against crude oil imports.
  • ETICS reduces the fluctuation of surface wall temperatures leading to fewer tendencies to form cracks.
  • It reduces the capital cost of HVAC (Heating, Ventilation and Air-conditioning) costs by downsizing the initial requirement.

The MoBE between NBCC and Bolix shall facilitate import of this technology and its application in India and its neighbouring countries through NBCC which is a Govt. of India Navratna Enterprise and a leader in Indian Construction Industry. The implementation of this technology shall also hugely support the Government's ambitious schemes like Make in India, Housing for all by 2022, Smart Cities, Skill India Programme, Swachh Bharat Abhiyan etc.
